February Updates: ION Arts Progress

Happy February and happy Black History Month! We are excited to share recent progress and buyer education workshop coming up this week!

Last update, we mentioned that we had announced our partnership with Citizen’s Trust Bank to help provide a trusted mortgage lender to buyers, as well as provide a conduit for down payment assistance to first time buyers. Part of our partnership includes a buyer education event, and this is happening this weekend!

The Open House Pre-Qualification events will be taking place Saturday, February 5th from 10am to 1pm, as well as a second opportunity to attend Sunday, February 6th from 1pm to 3pm. The event will take place at the Ion Arts @ 1805 Harvard Ave, College Park GA, 30337. If you are attending, please bring the following:

  • Vaild identification

  • Those who are self-employed: Two most recent years of tax returns

  • Those with an Employer: 30 days of employer pay stubs

  • Bank statements from previous 2 months

  • Last 2 years of Form W2

On the construction side of things, here is the latest and greatest updates, as well as scroll to the bottom for some images of our progress:

  • Additional utility work and demo has taken place, including removal of old HVAC and electrical lines.

  • The Art Walk has been cleared of all conduit and pipes that were coming from the church building.

  • The transformer for the building has been installed; this is a big step as it will provide power for our project, as well as for future development next door!

  • The HVAC is being roughed-in as we speak; the refrigerant lines and heads are being installed for the VRF system. We are excited to see this system go in as it is one of the most energy efficient and maintenance free HVAC systems that can be used. Finally, we have continued to receive inquiries from potential buyers interested in joining the Ion Arts community. We have reserved 8 of the 16 units we have available, with an additional 2 units currently working through the reservation process. We are excited that our reservations and inquiries have primarily been creatives and locals from the College Park community who are excited about being a part of a creative community.

Our hope is that we continue to have this project be exposed to creatives who are excited to live or work in the College Park community, and so far our word of mouth efforts have been helping to drive this in the right direction!
